Perdido Key & Pensacola Beach Vacation Rental Performance Review: What Our 2023–2026 Results Reveal

By LunaSol Vacations | October 2026

What does successful vacation rental management look like along the Florida Gulf Coast?

Is it the number of nights booked? The average nightly rate? The total rental revenue generated? Or the guest experience that keeps travelers coming back?

At LunaSol Vacations, we believe the answer is a combination of all four.

Over the past several years, we've managed vacation rentals throughout Perdido Key, Pensacola Beach, and the surrounding Pensacola area. From luxury waterfront homes to beachfront condominiums and family vacation rentals, we've developed property-specific management strategies focused on rental revenue, nightly pricing, occupancy, and guest satisfaction.

As we continue expanding our services into Charleston, South Carolina, we wanted to take a closer look at the performance of our established Florida Gulf Coast portfolio. This review highlights actual operating results from 2023 through September 2026, including individual luxury property case studies and some of the lessons we've learned along the way.

Our 2026 Perdido Key & Pensacola Beach Portfolio Performance

From January through September 2026, our managed properties across Perdido Key, Pensacola Beach, and the surrounding Pensacola area generated the following results:

  • Gross rental revenue: $713,946
  • Completed guest reservations: 465
  • Guest nights booked: 2,136
  • Blended average daily rate (ADR): $273
  • Adjusted occupancy: 55.1%
  • Revenue per available night (RevPAR): $153
  • Revenue-producing properties: 21

These results reflect properties of different sizes, locations, and operating seasons. Some properties were managed throughout the reporting period, while others joined our portfolio partway through the year. That distinction matters when evaluating property performance.

A beachfront condominium, a luxury waterfront estate, and a seasonal family vacation home may all require different revenue strategies. At LunaSol, our goal is to understand the individual earning potential of each property rather than apply the same approach to every home.

Why Average Nightly Rate Matters in Vacation Rental Management

Occupancy is often the first metric vacation rental owners ask about. But a fully booked calendar doesn't necessarily translate into the strongest financial outcome.

One of the most important metrics we track is average daily rate, commonly referred to as ADR. ADR measures accommodation revenue divided by booked guest nights. Across our Perdido Key and Pensacola Beach managed portfolio, our blended ADR was approximately $273 through September 2026.

A successful pricing strategy considers several factors:

  • Seasonal demand
  • Property location and amenities
  • Booking lead times
  • Length of stay
  • Competing rental inventory
  • Holiday and event demand
  • Owner availability
  • Market conditions

Our approach focuses on balancing occupancy and nightly pricing to improve overall revenue performance. Rather than simply filling every available night, we want to ensure properties are priced appropriately for the demand they attract.

Luxury Vacation Rental Performance: A Different Revenue Strategy

Luxury waterfront homes and premium vacation rentals require a different approach to revenue management. These properties often feature amenities such as private swimming pools, waterfront access, private docks, larger living spaces, and premium accommodations. Their nightly pricing should reflect the experience they provide.

Two properties in our portfolio illustrate how luxury vacation rentals can perform under an individualized management strategy.

Lucky View: Luxury Waterfront Vacation Rental

Lucky View is a luxury waterfront vacation home in the Perdido Key area. The property features a private dock, a large screened swimming pool, spacious accommodations, and premium amenities designed for larger groups and family vacations.

During its first few months under LunaSol's management in 2026, Lucky View generated approximately $36,849 in gross rental revenue. Its performance included:

  • $758 average daily rate
  • 44 booked guest nights
  • 54.7% adjusted occupancy
  • $521 revenue per available night
  • 5.00 average guest rating across seven reviews

Lucky View's average nightly rate was approximately 2.8 times our overall portfolio ADR during the reporting period. It's important to note that the property joined our portfolio partway through the year and also had periods of owner use. These results therefore represent a limited operating window rather than a full annual rental season. Nevertheless, the property's performance demonstrates the importance of appropriate pricing and positioning for premium waterfront accommodations.

Coastal Bliss: Four Years of Rental Revenue Performance

Coastal Bliss, located at 5724 Grande Lagoon Boulevard, provides a longer-term example of rental performance.

Its historical reported gross rental revenue:

  • 2023: $94,505
  • 2024: $101,151
  • 2025: $109,413
  • 2026 (January–September, partial year): $118,898

Between 2023 and 2025, Coastal Bliss experienced approximately 15.8% growth in annual reported rental revenue. During January through September 2026, the property also achieved:

  • $633 average daily rate
  • 59.4% adjusted occupancy
  • Approximately $374 RevPAR
  • 38 completed guest reservations
  • 160 booked guest nights

These figures demonstrate the value of reviewing performance over multiple years rather than focusing on a single season. Coastal Bliss also illustrates how larger waterfront properties can command substantially higher nightly rates than a blended portfolio average.

Note: The 2026 revenue figure represents only the first nine months of the year. It also comes from a different reservation reporting system than the earlier owner statements, so the figures require reconciliation before being treated as a directly comparable year-over-year series.

Guest Satisfaction: An Essential Part of Rental Performance

Generating rental revenue is important, but delivering a consistently positive guest experience is equally essential.

Across 352 guest reviews in our 2025–2026 reporting period, LunaSol's Perdido Key & Pensacola Beach portfolio recorded an average rating of approximately 4.86 out of 5. Nearly 89% of those reviews received the highest possible rating.

Our management approach prioritizes:

  • Cleanliness and property readiness
  • Responsive guest communication
  • Accurate property information
  • Maintenance coordination
  • Consistent guest support
  • Attention to property-specific details

Guest satisfaction plays an important role in maintaining a property's reputation and supporting its long-term rental performance. We believe strong revenue management should always be paired with professional hospitality and attentive property care.

Understanding Occupancy in a Seasonal Vacation Rental Market

Perdido Key and Pensacola Beach both experience seasonal fluctuations in vacation rental demand. Summer travel, holidays, school schedules, weather conditions, and local events can all influence booking patterns. Owner use and seasonal property availability also affect occupancy reporting.

That's why we evaluate both calendar occupancy and adjusted occupancy.

Calendar occupancy measures booked nights against the broader calendar period.

Adjusted occupancy measures booked nights against the nights available for guest reservations under the reporting system's availability rules.

For our portfolio, adjusted occupancy was approximately 55.1% from January through September 2026. However, occupancy should not be evaluated in isolation. A property with a higher average nightly rate may generate strong revenue even with fewer booked nights.

For that reason, we also evaluate:

  • Average daily rate
  • Revenue per available night
  • Total rental revenue
  • Booking pace
  • Length of stay
  • Seasonal availability
  • Operating expenses

These measurements provide a more complete understanding of a property's financial performance.

What Vacation Rental Owners Can Learn

Five Principles That Guide Our Approach

Every property needs its own revenue strategy

Luxury waterfront homes, beachfront condos, and family rentals attract different guests. Pricing and availability should reflect those differences.

Higher occupancy isn't always the goal

A fully booked calendar doesn't mean maximum revenue. Average nightly rate and total revenue deserve equal attention.

Historical performance matters

Multiple years of revenue data reveal trends a single month or season can't show, and help guide smarter pricing decisions.

Guest satisfaction drives long-term success

Cleanliness, responsiveness, and professional property care are not optional extras. They're core to a property's reputation and repeat bookings.

Owners deserve transparent reporting

You should always know how your rental is performing, what's influencing revenue, and how management decisions affect your results.
