Hurricane Isaias: Why Local Vacation Rental Management Matters on the Gulf Coast
How LunaSol Vacations prepared our Pensacola and Perdido Key properties, supported guests, protected homeowners, and adapted to changing rental demand.
When people think about vacation rental management, they usually think about revenue management, marketing, guest reviews, and keeping properties booked.
Those are all important parts of what we do at LunaSol Vacations. But when Hurricane Isaias approached the Gulf Coast in October 2026, it served as another reminder that protecting a homeowner's investment is just as important as maximizing its rental income.
For our team, hurricane preparation wasn't something that started when the storm arrived. It began days earlier, with weather monitoring, communication, and a plan for each property in our portfolio.
And as a local vacation rental operator, I believe that's exactly the kind of responsibility homeowners should expect from their property management company.
Wednesday: Preparing Before the Storm Arrived
By Wednesday, October 7, I was already closely monitoring the developing storm and its potential impact on Pensacola, Perdido Key, and the surrounding Gulf Coast.
At that point, there was still uncertainty about the storm's exact path and intensity. But waiting until we knew precisely where it would make landfall wasn't an option.
With forecasts indicating that significant weather could arrive by Friday evening, I began communicating with our property owners about the potential risks and the steps we were taking to prepare.
I also instructed our operations team to begin securing outdoor furniture and other loose items at our properties.
This included patio furniture, outdoor decorations, and anything else that could become a hazard during strong winds.
The goal was simple: get ahead of the storm while conditions were still safe enough for our team to work.
Back to top ↑Preparing Waterfront Homes, Beachfront Condos, and Flood-Zone Properties
One of the challenges of managing vacation rentals along the Gulf Coast is that no two properties face exactly the same risks.
A beachfront condominium on Pensacola Beach has different vulnerabilities than a waterfront home on Perdido Key or a property located farther inland.
That's why our preparations weren't based on a single checklist applied to every home.
Instead, we worked through the individual needs of our properties.
Our team handled preparations that included:
- Bringing outdoor furniture and loose items inside before high winds arrived.
- Rolling down storm shutters at properties that required them.
- Boarding up vulnerable windows where additional protection was needed.
- Moving furniture, equipment, and other belongings out of lower-level areas at properties exposed to potential flooding.
- Securing outdoor spaces, patios, and waterfront amenities.
- Communicating with homeowners about property-specific precautions.
- Preparing to document property conditions before and after the storm.
For properties in flood-prone areas, we paid particular attention to items that could be damaged by rising water.
At beachfront properties, the focus included wind exposure, storm shutters, and securing areas that could be affected by severe coastal conditions.
Some homeowners also had specific requests for their properties. Our team worked to accommodate those requests wherever possible.
These are the situations where having people who know the homes, understand the neighborhoods, and can physically get to the properties makes a difference.
Back to top ↑Guest Communication: Balancing Safety, Flexibility, and Owner Revenue
Another major responsibility during Hurricane Isaias was communicating with guests.
As the storm approached, travelers understandably became concerned about road conditions, bridge closures, evacuations, and whether their vacations could continue.
I personally spent time reaching out to guests and reviewing their situations individually.
Some guests were staying in areas subject to evacuation orders. Others were booked at properties outside mandatory evacuation zones. Some had travel insurance, while others did not.
Each situation required a different conversation.
I also saw considerable frustration from travelers dealing with larger vacation rental management companies who, according to those guests, weren't offering much flexibility during the storm.
That reinforced something I believe strongly about our approach at LunaSol: personalized service matters most when circumstances aren't straightforward.
We worked with guests on a case-by-case basis, including offering refunds, shortened stays, or opportunities to reschedule when appropriate.
At the same time, we had a responsibility to protect our homeowners.
When a property was outside an evacuation zone, remained available for occupancy, and a guest had chosen not to purchase travel insurance, we couldn't automatically disregard the agreed cancellation policy.
Those policies exist for a reason. Homeowners depend on rental income, and canceling reservations without considering the circumstances can create significant financial consequences.
Our approach was to be reasonable and compassionate while making decisions that respected both guest safety and the owner's investment.
That balance is not always easy, but it's part of responsible property management.
Back to top ↑After the Storm: Inspections, Communication, and Recovery
Once conditions allowed, our attention shifted toward assessing the properties and helping everyone return to normal operations.
Our team coordinated property checks, communicated with homeowners, and addressed issues that needed attention.
Where requested, we documented conditions with photos and walkthrough videos so owners had information available for their records and potential insurance needs.
We also monitored access restrictions, utility interruptions, and property-specific conditions before confirming that homes were ready for guests again.
A storm doesn't end for a property manager when the wind stops blowing.
The days afterward can be just as important, especially when owners are out of town and need reliable information about their properties.
Back to top ↑An Unexpected Shift in Vacation Rental Demand
One of the more interesting aspects of Hurricane Isaias was how quickly rental demand changed.
While some reservations were canceled or shortened, other travelers found themselves unable to reach their original destinations along the Gulf Coast.
That created new demand in areas where properties remained accessible and operational.
We also began seeing opportunities for longer stays from contractors and other professionals traveling into the region for recovery-related work.
These guests often have different needs than traditional vacationers. Instead of a weekend or weeklong getaway, they may need accommodations for several weeks while completing a project.
I worked with these inquiries to identify suitable properties, explore extended-stay arrangements, and structure rates that made sense for both the guest and the homeowner.
At the same time, we continued monitoring market demand and adjusting pricing where appropriate.
The objective wasn't to take advantage of an emergency. It was to respond responsibly to a changing market while maintaining fair, competitive pricing and protecting owner revenue.
This is another reason active revenue management matters.
A property manager needs to understand not only normal seasonal demand but also how unexpected events can change booking patterns almost overnight.
Back to top ↑Why Having a Local Property Manager Makes a Difference
There are plenty of vacation rental management companies that can create listings, manage calendars, and adjust nightly rates.
Those services are important, but they represent only part of the job.
When a hurricane approaches, homeowners need much more than someone answering messages from a remote office.
They need a team that can prepare their property, communicate with guests, coordinate vendors, respond to changing conditions, and keep them informed throughout the process.
At LunaSol Vacations, our approach has always been centered on providing personalized management backed by local operations.
That means knowing the properties we manage, understanding the coastal markets we operate in, and being accessible when our owners need us.
It's also why we believe property management shouldn't be measured solely by how much rental revenue a company generates.
A strong management company should help protect the asset that produces that revenue in the first place.
Back to top ↑Property Management Is About More Than Bookings
Hurricane Isaias was a reminder of the responsibilities that come with managing vacation homes along the Gulf Coast.
For me, the experience reinforced the importance of being proactive rather than reactive.
We began preparing before the storm arrived, communicated directly with owners and guests, worked through individual property needs, and adapted our operations as conditions changed.
Fortunately, our portfolio avoided the worst of the damage, but the preparation was still worthwhile.
Every storm gives us an opportunity to evaluate our procedures, improve our response, and become better prepared for the next one.
For homeowners in Pensacola, Perdido Key, and Pensacola Beach, the question isn't simply whether their management company can generate bookings.
It's whether that company is prepared to protect their investment when something unexpected happens.
At LunaSol Vacations, we believe both responsibilities go hand in hand.
